Landlord Rant

The GF and I are finally going to both be living in Calgary full time so we were out looking for places to rent for the past week or so, this has been the most frustrating experience you can imagine. We were looking for a townhouse in the SW that would let us keep a cat and a fish tank. Most landlords and rental companies don't want pets in their properties, I understand that. In many listings though pets are "negotiable" which I now understand means you can have your cat if you let me screw you over.

 

We looked at one place by Stanley Park, the minute we walked in we smelt that unmistakable stink of a male cat marking it's territory. We looked around while taking with the lady and told her we had a cat. She put on her obviously fake "gee I don't know face" and told us that she wasn't sure that was going to work. We talked back and forth as we moved through the townhouse, noticing the stained carpet from the previous olfactory cat, she stated she was uncomfortable with the cat because she had never had animals in the property before and so on. We finally arrived in the basement we she told us that if we were willing to forgo the offered $100/month rent reduction we could have the cat there. $1200 a year to cover potential cat damage? Must be a nasty cat, the really funny part? The whole "we've never allowed cats before" speech took place in eye sight of a support column that had been wrapped in old carpet and torn up by something with claws.... I must look stupid or something, maybe I need a new haircut.

 

So we keep looking around and this scenario keeps playing itself out in roughly the same way, if you want to have a cat here you're going to have to pay more rent. A couple places I offered a larger deposit to cover any damage but was turned down, it was going to have to be higher rent. That way if the cat turns out not to be a problem they don't refund the money, nice scam. Is it a coincidence that many of these landlords also worked as real estate agents?

 

We finally found a place where the cat isn't an issue, it's also a really nice place at a great price. Not surprisingly the owners are a nice young couple who are not in any way involved in the real estate business.

Sounds lovely. That's pretty much what I went through to get a place in Sylvan Lake except it was even worse because I am a young single male with long hair. Chances are I'm going to be holding bizarre seances and drinking the blood of innocents while smoking crack.

as a landlord, i thought i would reply. You mentioned the LL you first met that had a place that 'reeked' of male cat. Im guessing he likley didnt have that problem before he rented to the prior tenants yet you are surpised he was reluctant to rent to another cat owner without compensation. When it comes to household mess and damage, cats are the most destructive /dirty animals on the planet (cant imagine allowing my dogs to crap and piss in a box in my kitchen but cat owners seem fine with this). I cant blame any landlord for saying no to a catowner or wanting more money to put up withthe inevitable smell and damage

I agree with you "responsible pet owner" almost any animal will do damage if not taken care of properly. Whether dog, cat, bird etc.

 

I also do not envy LL. People on there own without pets can do enough damage.

 

I too am a cat owner and have never had an issue with our guy. I own now but when I did rent I also approached the concerned LL the same way as you have mentioned. Damage deposit is $750...what will satisfy you..$1500?? I told him whatever within reason as I new the money would be returned when I moved out as there would be no problems.

 

overall not an easy task to rent and be a pet owner. My thoughts... a jacked rent is a rip!

As a landlord, I'll offer this perspective:

 

There is absolutely no way that all things else equal, the wear and tear is the same with a non-pet tenant versus one that does have a cat or dog.

 

There are responsible and irresponsible tenants and landlords that do a very good job at making the rest of us decent landlords and tenants look bad.

 

I for one will never be taken in again be the song and dance of "my animal is perfect routine". It has never happened that a cat or dog didn't create an issue of some sort.

 

But, nevertheless, I still rent some of my places to pet owners. Fido/Garfield needs a place too. I ask for an upfront pet fee usually $75 to $250 bucks, plus an additional $10 to $25 additional rent each month. $100 seems excessive; its as if the landlord wants to take out her bad experience on you, which is totally unfair. And, to make matters worse, the landlord clearly hasn't taken care of the problem from the previous owner. I'd run as far away as possible from renting from someone like that.

 

Just saying that per owners do add wear and tear, and landlords are perfectly justified in re-couping additional costs. But, as you said, they demands for additional monies have to be fair and reasonable. Sounds like you were dealing with someone not so reasonable.

Ya i can relate to this. We live next door to our landlord, been here for over a year, have been great tenants (I think) and posed the question on them for a small dog. They gave us the same run around about raising rent to cover possible damages plus a few more stipulations (wanting to meet the dog before we get it, ensuring it stays inside unless we supervise and such, stay in it's crate if were out).

 

So why can't this be a damage deposit? Why not just come out and say we will need more per month for the hastle or what ever? Your right midge I hate people thinking I'm stupid.

I'm guessing you missed the "dumb landlord" portion of this and perhaps most of the story.

Regardless of the potential damage/rent increase issues the landlady claimed to have never had a pet on that property before; an obvious lie.

 

Don't intend to instigate a flame war but if you're going to step in and defend another landlord you really need to read and comprehend the story the OP is relaying.

Based on what you're saying here we'd have no problem coming to an agreement, you have some pretty reasonable concerns and are asking for an equitable solution. I did not get the same impression from some of the people I talked to this week rather I felt like they were using whatever reason they could to justify raising the advertised price.

 

It wasn't even the fact that they were trying to take advantage that surprised me, more that they were just really bad at it.

As a Landlord i'll chime in. I hate cats. They must all die. If there was an easy way to make my girl's cat disappear i'll do it. (humane way im not a psycho)

I may be slightly biased, not exactly a cat lover myself, my ex had one and I doubt I would ever let a cat in my house again. I think they smell quite badly and am not down with mining for cat turd in the least.

 

As far as the shifty landlord I would take it as a sign not to rent from her plain and simple. In that situation if something fishy comes up right off the hop run. She'll take your 1500$ deposit just fine, but getting it back may be tough no matter how clean you leave the place.

And to the renters, thank all of the greedy landowners for all of the problems that exist in the rental market now. When I rented in the past you could find all kinds of places that were reasonably priced, clean etc.....but over the last few years the rental market has been flooded with thirty-somethings who think you as a renter should pay their second mortgage, or other landlords who have in many cases doubled their rents....it's pure BS.

 

If you can...buy. I would love nothing more than to see all of these get rich quick clowns not be able to pay their second mortgages and lose their homes. Here's hopin'.

I take pride in the fact that I treat tenants with respect (to the point of giving them gift baskets) and I advise them of their rights as a tenants.

Myself, and my property manger, have excellent reputations. Trust me when I say, I have been "screwed" (insert joke by Taco here ;)) by tenants far more often than I have "screwed" them.

 

I once tipped my hat to you for taking steps to live "green", but frankly, for someone who accuses others of being myopic, there has been no better example of myopia than your anti-business attitude that permeates your whole life. To the point of abject hypocrisy. You live, essentially, in the business capital of western Canada, you live in the province that has the oil-sands, by doing so and paying taxes, you implicitly support these "regimes".

 

How do you stand yourself? I mean, do you take the blue pill or the red pill in the morning? ;) You lack nuance, and substance with your one-sided rhetoric, its both amusing and frustrating. Your rants would be more illuminating if they actually had any measure of practical application in reality. But instead, you participate and benefit from the province that embraces hard working business's, and have no appreciation for them, and then have the gall to say "we'd all be better off if we just did away with this freedom to choose to own a business thing".

It is called supply and demend SL. Gotta love how you lump all landlords together and then hope they go broke. You are truly a piece of work.

 

Must be nice to sit back, collect a Government paycheck, retire with a Government pension, which BTW is all on the backs of hardworking, entrapreneurial citizens , and yes landlords which enable guys with your holier than thou attitude.

You seem reasonable. All pets cause damage...kids though also crap and pee and barf on carpet, damage doors and appliances...any way you look at it a land owner has to be reasonable in their expectations and charges.

 

...that being said...when I first went looking for an apartment in Calgary the first place that opened up downtown that appealed to me had green shag carpet except in the bedroom where the guy had is head bashed through the wall and the blood splatter stains on the ceiling, carpet and walls "would be removed BEFORE I moved in". That guy was a nut not to have cleaned up first.

Now you Canadensis are lumping all people whom are retired and or collected a Government paycheck and or will retire with a government pension together..

 

I was a government employee and now have a government pension...

 

I was SOLDIER for 24 years..

 

Guess what I paid into a pension fund and I paid some damn high Taxes on top of that..

 

I worked for my country and to keep my country free and for what it believes in and yes for you !!!!

 

Got my body screwed up and live in pain every friggen day for the rest of my life for it!! So that you can make your money, and live the way you want to..

I rarely agree with SL but and there is always a but.. I see what he is talking about here in LA, both my sons rent and what a joke, 1 and 2 bedroom *hit holes for over a grand, crappy apartments renamed CONDOS and the rent goes up by $500. I call BULLSHIT !!!!

 

Smitty you may not be one of the 30sumthings doing this but there are a lot of HGTVSTAR wannabes out there that are doing it..

Landlords who owned their homes prior to the recent boom and hiked their rents up %50 and %100 are greedy tyrants that made it difficult for every person who could not afford their own home; that's a fact. And for what ....free-enterprise? Please, that's not free enterprise...it's gouging.

 

And not everyone in this province is dependent on oil companies... spare me that drivil, you give them too much credit. Oil could stop tomorrow and I could assure you I would still have a job..you have no idea what I do.

 

I know quite a few people who lost their second homes; some of these clowns were charging $1500 to $2000 rent for refurbished 800 square-foot condos). The result in the end was putting their own home and other assets at risk.....too bad; deserves'em right. Greed....it's great, eventually it takes down the greediest.

 

And Smitty-stick to math.....although that requires logic and principle. And sorry, but who pays for the gift basket? You, the renters, or the last damage deposit you somehow kept. You're the first teacher I've met who has several properties and tenants.

Thanks for serving! Besides owing you my thanks and gratitude, I'll say I don't begrudge anyone who gets a hard earned pension, least of all a soldier. Frankly, as someone who has a conservative bent, I think we could do better in taking care of our armed forces, currently serving, or retired. As for what have I done, I'm afraid my contributions might pale to yours if we're making comparisons. Just a fairly typical university graduate with a teaching degree and some business's on the side.

Where did I read that your sons were forced to rent those units? No one is forced to rent 'crappy' apartments! As for rent increases, they can be negotiated, just like virtually every aspect of the lease.

This cannot be understated; for someone to be bitter and full of hatred or to think that someone who operates a real estate business is somehow a societal evil just clearly isn't thinking straight. You fought so that I could live in a free country; that would include, my right to buy a zillion properties if I want to? You think that's bad or something? As you said, aren't I the same as every other one of the 33 million joes in this country who have the right to pursue profit through a legal business ventures? Where do you think employees get jobs from? Wait for it...the business owner! The owner who...wait for it risks capital to start and run the business. Where do people who don't have a downpayment live? They rent! And I get tarred and feathered for having the unmitigated gall to..hush...gasp...own a rental property. Oh the humanity!!!! :)

 

 

As you said, everyone is entitled to an opinion, question is, is yours informed? Does it have credibility? It's not so much I have a problem with the tiresome anti-capitalist rants, its groundless assumptions, cheap shots, and stereotyping that takes place. I have no problem admitting that there are greedy dickhead landlords out there, is it ok to ask that some of you acknowledge that there are irresponsible, idiotic tenants that break laws, damage units, and thus, inevitably, cost everyone money?

Where do people who don't have a downpayment live? They rent! And I get tarred and feathered for having the unmitigated gall to..hush...gasp...own a rental property. Oh the humanity!!!! :)

 

 

As you said, everyone is entitled to an opinion, question is, is yours informed? Does it have credibility? It's not so much I have a problem with the tiresome anti-capitalist rants, its groundless assumptions, cheap shots, and stereotyping that takes place. I have no problem admitting that there are greedy dickhead landlords out there, is it ok to ask that some of you acknowledge that there are irresponsible, idiotic tenants that break laws, damage units, and thus, inevitably, cost everyone money?

 

Thought not...

 

I have seen what bad tenants do, sucks but the owners have more recourse then a potential renter who can't even get their foot in the door. My stinky opinion, comes from watching the real estate market go from normal to really greedy in a 10 year time frame.. and with it the raise of the the HGTV and Location Location type shows..that fuel the greed ..

 

If your not one of them ! then no worries, I was just commenting that SL does and maybe finally have a point that I agree on..

 

You have to agree that in these times it is hard to sympathize with the Banks, Oil&Gas and real estate industries when they are posting huge profits and also claiming times are tough ..

You're right I shouldn't judge, your Vegas trip, new fly rod, and second mortgage is justified and far more important than affordable housing, even if it means gouging renters. And really, I mean they're getting a gift basket.

 

And Smitty, I do live in the capitalist centre of western Canada, but that doesn't make me a hypocrite. My wife and I, unfortunately, don't have second properties that would allow us to move (right now). And on that note and that topic, I have lived in two countries in Europe and four different provinces.....the standard of living in all of these places has been equal (better in Europe) to Alberta...and none of them had oil. The only difference was there were not so many Hummers or Ford F350s.

 

My job is funded by a federal body by the way.

It is called supply and demend SL. Gotta love how you lump all landlords together and then hope they go broke. You are truly a piece of work.

 

Must be nice to sit back, collect a Government paycheck, retire with a Government pension, which BTW is all on the backs of hardworking, entrapreneurial citizens , and yes landlords which enable guys with your holier than thou attitude.
