If you're talking about the compressor motors keeping the garage warm don't count on it, not anywhere close to the BTU's you would need, even in Calgary. Remember when it's freezing in the garage the compressors won't be running.

Sundancefisher - residential fridges and freezers are designed to operate with an ambient temperature of around 10-30 degrees celcius. When put outside in the winter the oil in the compressor will thicken so when the compressor goes to start it may take out the compressor. If it is operating when the ambient temperature is low, the refrigerant cycle will also be operating at pressures it is not intended to be at thus causing it to operate out its normal cycle. That being said, I have done the same thing and never had a problem. If the outside temperature is lower than the set point of the freezer then the freezer will not try to kick on anyways. If they have defrost cycles though don't count on having an ice free freezer.

Hire a real estate lawyer for $600-1000 to do the deal and sell it yourself. Ultimately that's who does the real work not the realtor. I sold my last house in 2002 in about 8 hrs. I had it evaluated by 3 realtors then took 3% off the price. Guess what? I ended up getting 5% more than I wanted. It was a good market though to sell in at the time. I don't know how many homes are available in Calgary right now but if it's anything like Edmontons market it may be tough to get top dollar right now without a lot of marketing. $20000 does goes a long way in doing your own advertising though.

I'm glad I posted this as it is a least a good dry run for the day when a potentially excellent deal arises and some members may want to invest. For curiousity, if this property was say $500,000 would there be 10 people out there willing to invest $50000 if it was within a couple of hours of Calgary and abide by a set of rules such as Castuserraticus has outlined?

Harps, The lake was stocked by the owner. He purchased the fish from Ackenberry Trout Farms. The Google image shows where the owner built a road through to the island then back to the opposite side. The entire lake as seen on the Google image is on the property. There is no public access to the lake. If I were to invest in a piece of land such as this I would do it under the guidelines that Sundancefisher has detailed. Your right about subdividing, that would be dumb.

The land is zoned AG. 3-5 lots could possibly be developed at one end of the lake according to the people I spoke to. With AG zoning I think you can do whatever you please with the lake. Farmers fill them in all the time. The guy did build a road across it to the island. Yes/No???
